Identify what the pair protects
Double-egress doors have leaves that swing in opposite directions, but that geometry does not determine the compliance rule. Establish whether the pair protects a fire barrier, smoke barrier, horizontal-exit-related opening, corridor separation, or another condition. Record the rating or non-rated status, wall construction, egress function, and approved design. CMS distinguishes non-rated smoke-barrier doors from rated fire-door assemblies for annual inspection, so the inventory must preserve the classification before selecting criteria.214
Use components listed for double-egress service
Rated double-egress assemblies depend on compatible leaves, frames, hinges or pivots, astragals or edge protection, coordinators where required, latching or fire-exit hardware, closers, glazing, and other accessories. Hardware that works on a conventional same-direction pair may not be listed or function correctly on opposing-swing leaves. Verify the door and hardware manufacturers' listings, templates, and installation instructions. Do not improvise with surface bolts, added stops, plates, or modified strikes to make the pair appear to close.179
Determine whether positive latching is required
Fire-door assemblies generally require an active latch that secures each leaf when closed, subject to the specific listed configuration and adopted provisions. Certain non-rated healthcare smoke-barrier door arrangements can follow different latching rules. Do not copy a smoke-barrier exception onto a rated opening or add a generic latch rule to a non-rated pair without establishing the code path. Document the intended latching sequence and verify that staff, access-control, and hold-open practices do not defeat it.125
Test closing and leaf interaction
Release each leaf from the full-open position and observe whether it closes freely without striking the opposing leaf, frame, floor, astragal, or nearby equipment. For automatic-closing pairs, test the approved initiating sequence. Verify coordinators or overlapping features where required and confirm that both leaves reach the intended closed position. Changes in air pressure, floor finish, hinge wear, door warpage, or magnet alignment can cause an assembly that once operated correctly to stall or close in the wrong order.123
Coordinate egress, security, and clinical use
Because leaves swing in opposing directions, the pair may serve movement from both smoke compartments or sides of a corridor. Confirm clear width, projections, hardware operation, accessibility, locking arrangements, and release behavior from each approach. Security or badge projects must preserve egress and the fire- or smoke-protection function. Staff should not wedge a troublesome leaf, park equipment in the swing, or disable latching to ease transport. Operational problems belong in a controlled repair process.268
Inspect clearances, labels, and center conditions
Measure head, jamb, bottom, and meeting-edge clearances using the criteria applicable to the assembly. Inspect labels, edge construction, astragals, gasketing, coordinator arms, flush bolts or fire-exit hardware, protection plates, and unapproved holes. Pay particular attention to the center where opposing leaves overlap or meet; small alignment changes can prevent closure or latching. For rated pairs, include the complete opening in the annual NFPA 80 inspection and record leaf-specific results.147
Repair and document the pair as one assembly
A repair to one leaf can change the behavior of the other. After adjustment or component replacement, retest both directions of use, complete closing sequence, latching where required, hold-open release, alarm interface, and power-loss behavior as applicable. Retain product and authorization evidence for altered hardware. Update the door inventory and inspection log for both leaves under one stable opening identifier. Trend recurring center-line, coordinator, and air-pressure failures because isolated adjustments may not resolve the underlying cause.1479
