Classify the barrier and door first

A cross-corridor pair may be a non-rated smoke-barrier door, a rated fire-door assembly in a fire-rated barrier, or another approved opening arrangement. That classification determines the applicable construction, hardware, latching, inspection, and release criteria. CMS states that non-rated smoke-barrier doors in health care occupancies are not subject to the same annual NFPA 80 or NFPA 105 inspection mandate as rated fire doors, although they must remain in routine facility maintenance and perform their intended function.513

Understand the purpose of automatic release

Hold-open devices support normal circulation by keeping doors open until a fire alarm or smoke-detection condition requires them to release. The released leaves must close into the intended smoke-barrier position without obstruction. The design should identify the initiating devices, alarm zones, power source, release interface, local detectors where required, and any approved manual controls. Do not infer the sequence from a visible magnet; verify it against approved fire alarm and life safety documents.168

Test the entire operating sequence

Use an approved test method that exercises the applicable initiating condition and confirms release of every associated leaf. Observe closing speed, coordinators, overlapping astragals, floor conditions, air pressure, and whether leaves reach the fully closed position. Where latching is required by the assembly, confirm positive latching; where the adopted healthcare smoke-barrier provisions permit non-latching arrangements, do not add unsupported requirements. Test reset and restoration so doors do not remain unintentionally released or held open after the exercise.123

Check power-loss and interface behavior

Confirm how the hold-open releases upon loss of normal power and how the circuit is supervised or otherwise monitored under the approved design. Coordinate with fire alarm, access control, nurse-call, security, and emergency power where systems interact. A device may release during one alarm test but fail under power loss, a different detection zone, or a disabled interface. Record each tested input and observed output rather than noting only that the magnet worked.14810

Control common field failures

Frequent problems include doors wedged beyond the hold-open, magnets misaligned, missing armatures, damaged wiring, painted or obstructed detectors, altered alarm programming, floor friction, air-pressure imbalance, inactive coordinators, equipment parked in the swing, and leaves that release but do not close fully. Include these doors in routine rounds and after construction, system upgrades, or balancing changes. Remove unauthorized wedges immediately and route system deficiencies into impairment and corrective-action processes.157

Document rated and non-rated doors correctly

Maintain a controlled inventory that identifies barrier type, door rating or non-rated status, leaf arrangement, hold-open devices, initiating and release sequence, alarm zone, required latching, and maintenance frequency. Link fire-door assemblies to the applicable annual NFPA 80 record; maintain non-rated smoke-barrier doors through the facility's routine program without falsely labeling them as annual NFPA 80 inspections. This distinction makes survey explanations more accurate and prevents inspection populations from drifting.5910

Verify correction at the door and the system

After repair, repeat the initiating condition and observe release, closure, sequencing, latching where applicable, signal restoration, and normal reset. Confirm that programming, wiring, device replacement, or air-balance work did not affect other doors in the same sequence. Preserve work orders, test evidence, affected device identifiers, and verifier information. When failures repeat, review the broader system design, preventive-maintenance scope, construction change control, and staff practices rather than closing another isolated magnet repair.17810
